Silver Oak Capital arranged a £1 million revolving credit facility for a housebuilder and developer, secured against a private residence in the Cotswolds valued at £2 million. The client required a flexible source of equity release to support ongoing development activity, allowing funds to be drawn and repaid as project cash flow demanded, rather than being locked into a single-drawdown loan.
Challenges
This transaction carried two core complexities:
- Timing was tight, with the client needing funds in place at pace to keep development activity moving.
- The facility itself required a bespoke structure, a revolving credit line rather than a conventional term loan, giving the borrower the ability to drawdown and repay flexibly as funding needs arose across his development portfolio.
Solution Silver Oak Capital went to market to identify a lender comfortable both with the pace required and with structuring a revolving facility secured against a residential asset — a solution outside the scope of standard bridging or term lending. We managed the process end-to-end, from structuring through to completion, ensuring the facility met the client’s need for ongoing flexibility rather than a one-off drawdown.
The facility was completed within five weeks of instruction, at 50% LTV, on a 12-month term with the option to extend for a further 12 months at a cost of 1.00%.

The client secured a flexible, revolving source of equity release against his residence, giving him the ability to fund his development activity as and when required, without the constraints of a conventional facility.
