What is Development Finance?

Development finance is used to assist property developers and property investors who require funding to build real estate schemes (either ground-up or conversions) of any nature. These loans are secured against the available land and are drawn in line with the business plan and construction schedule of the proposed project. The interest for this loan is not serviced but is instead rolled up on top of the principal amount. The loan is repaid upon practical completion of the project – either through sales proceeds or via refinance.

The market for development finance is incredibly fragmented, especially in the UK. There are so many lenders who operate in this space in various forms (senior / mezz / equity) which makes for a challenging environment to operate in for any developer. The size of the loan is often the first factor to consider as any lender will have a target minimum and maximum loan range.
